Urban malls, like all new developments, have been built in waves, with the first wave coming when urban areas began to become more populated. These were small urban centers that had been abandoned due to lack of space, but had no plans for revitalization. These abandoned centers are still being developed today. After the original wave had passed, shopping centers began to proliferate because the infrastructure needed to be able support retail outlets in today's dense urban centers had already been developed. In fact, the very first urban shopping center opened less than 20 years ago on a single block in New York City's Central Park.
The first, and biggest, wave of malls was in the 1970s. rise of suburbs made it possible for suburban and small city dwellers to have shopping centers in which to do home shopping, with ample parking and easily accessible transportation. The success of these centers had profound effects on our entire society.
The second wave of malls came into being in the 1980s and 1990s. Suburban communities, which had lost their original focus on single-family housing, and small city dwellers, whose communities were becoming less and dense, also saw shopping malls as an opportunity. Because their cities became more affluent, residents found it possible to purchase apartments, which made it possible to live more close businesses. Finally, suburban communities who had long lost their local retail establishments had become accustomed to shopping nearby and therefore began to support shopping malls. By the late 1990s, post-recession, there were more than 200 shopping centers in the United States. At that time, malls were almost exclusively suburban, with few exceptions, such as the large shopping centers located in cities' downtown areas.
